Did you know that 70-80% of all real estate deals happen from some one in your sphere of influence ?- either they use you or refer you. Think about it – shouldn’t you then be spending 70-80% of your time with your friends?
Now I’m not saying you can sit up on a bar stool like Norm from Cheers with Cliff and Woody and make a fortune – I’m saying you have to create a relationship with 100 friends that are happy to speak with you one time per month and have them refer you one person every other year.
So what do you talk to them about? How do you contact them?
Well the fastest way to communicate is via the phone. I know some of you may argue e-mail – but that is “one way”, one person at a time communication – that isn’t truly conversing. So let’s say you take your 100 people and call them 1 time per month. Do the math – if you worked 4 weeks per month, 5 days, then there are 20 working days in the month. If you divide the 100 people by 20 days you come up with 5 phone calls to friends, per day – can it get any better than that? By the way if you get their answering machine leave a message.
The goal is this – show yourself to be of value, as a person who hustles or as someone who knows where the good deals are to these 100 people and when they turn around to buy sell or refer someone, you will be at the top of their mind as the person to refer.
So what do you need to say to get their attention. To be honest nothing real complicated. Call them and tell them one of 3 things:
1. I am holding an open house this weekend and I promised the seller I’d do a great job and notify the people I knew about it. It’s at blah, blah, blah and it has a blah, blah, blah – call me if you know anyone interested
2. I just found an incredible investment opportunity – it’s a foreclosure way below market – if you know of anyone looking in blah, blah, blah, have them call me right away.
3. I am looking for a home for a pre approved retiree, youn couple, etc and they are looking in blah, blah, blah – do you know of anyone thinking about sellling? With the market being as slow as it is, it would really help out anyone thinking of selling.
Is there anything complicated about this formula? No. Is it work? Yes. But if you are trying to make a career of this this will form a foundation that will carry you the rest of your career! I look foreward to your thoughts or comments – happy sales!
